Buy, Sell, and Build Again!

If you saw my Instagram post last Friday then you know the hubster and I sold our first home last week. I never would’ve thought we’d sell our home within 3 years of buying, let alone during a global pandemic. I know y’all are dying to know why we chose to sell, how it all went down, and what our plan is so keep on scrolling down!

Why We Decided to Sell

When we purchased our home in 2017, we figured we’d keep it for at least 5 years. Our home was a good starter, met most of our needs as a couple, and we put a lot of work into making it our own. Fast forward to 2019. We had Skyy and quickly learned that space is a privilege. I’ve heard people say that babies take up so much space and it’s so true. Our house started to feel smaller and smaller and storage quickly became an issue. As rookie buyers, we didn’t realize that the home we built didn’t have linen closets or enough storage space for a growing family. I realize that these are first world problems, but y’all I got sick of walking into the master bedroom closet and seeing a leaf blower sitting next to a lawn mower charger. Keep in mind, Mac and I shared a closet and the blower was on his side!

Making the Decision

The hubster and I had our eye on an up and coming neighborhood not too far from our first home. On a random Saturday last September, we drove through and realized there was a new phase. Somehow we ended up touring a model home and speaking to the sales agent. At that time, we had no intention of selling our home but thought the information was good to know. After Skyy arrived on the scene, we looked back at the numbers and realized it would be a good move financially for us to sell our home and build again. Equity is a powerful thing! Our realtor Tenesha, provided us with a market analysis so we could review all the numbers before we made a decision to put our home on the market. If you’re looking for a good realtor I HIGHLY recommend her. We received an offer within 14 days!

So there you have it! We’re building our next home. We’ve chosen a different builder this time around and the experience has been much better.. Keep in mind that we first looked at this model in September. When we returned in January to select a lot, the builder informed us that he only had 2 lots left for the model we wanted. Plus, there are no plans for our builder to build additional homes in this neighborhood. Timing is EVERYTHING!

I have no idea how our home will be finished next month. As you can see there’s still so much to do! Our home should be ready sometime in June and we’re moving 10 minutes away from our old home. Sorry, but you’ll still have to “drive up to Oklahoma” to come visit us.

We stop by the house a few times per week, so I’ll keep you guys updated. I’m not going to lie, the economy is so unstable right now that I do have concerns on how things will turn out. About two months into the process, many lenders changed their lending guidelines due to COVID-19. This affected us, but thankfully we were able to go with another lender. Regardless, I’m incredibly grateful that we’re still employed, were able to sell our home so quickly, and stay with family for the time being.
